Dear Reader,

AMERICAN DREAM. Score: 29. That is the National Association of Home Builders confidence reading for October 2026. The lowest since June 2012. Below the 50 line that separates optimism from pessimism. For 30 consecutive months.

Forty-three percent of builders cut prices in October. The highest share recorded since 2020. Average cut: 6%. Seven months in a row.

Mortgage rates are above 7%. The 10-year Treasury hit 5.15% this morning. The bond market is sending a signal. Most people are not reading it.

Inside today's issue:

  • The Bond Market's Real Message: The 10-year at 5.15% is not a coincidence. It is the price of $36 trillion in government debt. Every American borrower pays that bill.
  • 30 Months of Failure: Homebuilder sentiment has been below "acceptable" for two and a half years straight. This is not a blip. This is a structural break.
  • What Hard Assets Are Saying: Gold is near $4,150 an ounce. The housing market is telling you why. Real assets do not need a bank to exist.
  • Larry Benedict: Oil Skimming Larry Benedict just released a new presentation on a strategy called "Oil Skimming." It's worth a look. (Brownstone Research)

WHAT WALL STREET WON'T SAY

Reuters called it "Middle East conflict" driving up energy costs and mortgage rates. That is part of it. But it is not the real story.

The United States government owes $36 trillion. When Uncle Sam needs to borrow at 5.15% on the 10-year Treasury, he takes the oxygen from the room. Mortgage rates follow Treasury yields. They always have. They always will.

Monday's NAHB report said it plainly: builder confidence sits at 29. Below 40 for 18 straight months. The longest such stretch since 2012. Prospective buyer traffic fell to 18. That is the lowest foot traffic number recorded in years.

Forty-three percent of builders are cutting prices. The average cut is 6%. They have been cutting for seven consecutive months, and it is not working. Nobody is buying because nobody can afford to.

My poor dad believed in the system. Work hard. Buy a house. The bank will help you. My rich dad said: "The bank works for the bank. Not for you."

When the 10-year Treasury yield is 5.15%, the bank charges you 7%-plus for a 30-year mortgage. On a $400,000 home, that is $2,660 per month in interest and principal. Two years ago, the same loan cost $1,800. You did not get richer. The house did not get more valuable. The money got weaker.

"Housing remains squeezed by supply-side constraints and significant affordability challenges."
-- NAHB Chief Economist, October 19, 2026

"Supply-side constraints." That is what economists call it when a 5% yield makes construction loans too expensive and mortgage rates price out the buyer. They give it a polite name. I call it what it is: debt addiction. The government borrowed its way into a corner, and now everyone else pays the price.

There is one number buried in this data that nobody in the mainstream press is talking about. It tells you exactly how this ends and what you should do about it right now.

The 14-Word Loophole That Could Keep Trump in Power Until 2033

Most of Washington expects Trump’s party to lose the midterms. One former presidential advisor says the opposite: “There’s a clear path” to keep Trump in power through 2033, and little the left can do about it. It comes down to 14 words buried in the Constitution, and a blueprint to remake America.

THE PLAY

Here is that number: 30. Months below 50 on the NAHB index. Unbroken. Unrecovered.

The housing market has been signaling a broken system for two and a half years. The Fed raised rates. Inflation stayed sticky. The government kept spending. Treasury yields climbed. Mortgage rates followed. And housing confidence collapsed.

This is not cyclical. This is structural. You cannot fix a $36 trillion debt problem by cutting rates. You cannot make housing affordable when the government is competing with every homebuyer for the same borrowed dollars.

Gold does not borrow. Silver does not pay interest. They cannot be printed. Gold is near $4,150 today. It was below $2,000 three years ago. The bond market is sending a signal. Hard assets are receiving it.

Real estate still works. Cash-flow real estate. Not "buy and hope it appreciates" real estate. The B-quadrant approach: own property that pays you whether rates go up or down. That is a different game from what the banks sold to America since 1980.

They built the American Dream out of debt. Now the debt is collecting. Own the real thing.

P.S. The midterm election trade Wall Street isn't talking about.

The man CNBC dubbed "The Prophet" believes the 2026 midterm elections could create a major wealth-creation opportunity for investors who position themselves early enough. While many investors may wait until the results are in, Whitney Tilson believes the biggest opportunity could come BEFORE Election Day. That's why he's showing you how you can position your portfolio ahead of what could be one of the most important market catalysts of the year. Watch for free here.
